California Eviction for Homeless Squatters My Ex Moved In

So Im going to try and keep this question as simple as possible as my situation has become quite complicated. Long story short I am in a battle to get back my DIY investment property in California. While working on my property my boyfriend (who was helping me out at the time and is now my ex) coerced and threatened me under duress to put him on the deed. I am facing taking him to civil court to get my property back as there was domestic violence involved as well during the time of this threat. While I was away at a Women's Shelter he took over the property, leased out the land and moved in a bunch of homeless people. I don't know any of their names, I was able to get a Restraining Orderagainst my ex and a Stay Away Order from the property. Alas, the homeless people are still on the property (im assuming so they can be his watch dogs) The police have done minimal help, they were able to go out there and arrest one man who had a warrant and got his name but he was unable to get the names of the other people. Can I serve them a 3 day Notice to Quit without knowing their names. Because my ex is still on the deed and he moved them in, is that legal? On the deed it states My Name AND His Name. Not OR. Should I wait until I get him off the deed or try and fight to get them evicted now?
