There's a glut of office and medical coming within a 1 mile radius of my property and it makes sense to go another direction.Based on the demographics and needs of the area, restaurants are sorely needed, but we also have ZERO facilities for kids and their families in town.

I, as I am sure you have, have had many people tell me things like "I'm going to be an API inspector like you" or "Ill come lift with you at the gym too" or "I definitely want to learn martial arts from you" and they may show up a time or 2 but then soreness kicks in or they find out how hard it is and I never see them again.

In June 2018 I looked at average rent increase for San Diego SFR in the previous 3 years   The average rent increase was almost $500/month in that  3 year span   This was the average so RE that had value adds were very likely to have much greater rent appreciation.  

Emotional support animals have been known to assist disabled individuals with severe depression, generalized anxiety disorder, post-traumatic stress disorder, and many other emotional and psychiatric disabilities.If a person with a disability needs to use an assistance animal, he or she must first make the request to his or her housing provider or housing board.

So RE investing is right up my alley and I am so pumped to get some projects going. 

The neighbors and the HOA MUST want to get rid of this eye sore.

This type of entitled attitude sounds like you are dealing with NPD (Narssistic personality disorder).

@William Hardie I have personally seen them in a home and loved them the only down fall to which is not a big one is that you have a big thing on the wall instead of the floor.Pro: more floor space I'm short so no eye sore or something to bump into makes the place look more open less clutter and cleaner.
