What next...getting experience, finding deals?
Hello everyone. This is my first post. Thanks in advance for your time.
I recently completed renovation and listed for sale my dad's former house in Fullerton CA. He passed away about a year ago. Aside from the funds I spent for rehab it's obviously been a low risk project (inheritance).
With the proceeds I'd love to start getting my feet wet in re investing. I'm interested in brrr (cash flow replacing day job) and flips mainly.
We live in North San Diego and my wife is a realtor (assuming that might help with finding deals). Anyway, I'd value any suggestions you all might have and advice for a rookie.

I don’t know what kind of income you are trying to achieve but cash flowing in San Diego, let alone California to replace working it’s probably out of the question. You could OOS invest in a state in the Midwest and do this easily, but California is going to be nearly impossible.
