Posting up in laundromats, posting in houses I have seen looking out of shape, then from there I'll look into a list service.So I know the advantage is no broker, motivated sellers.But what are some disadvantages, or things I should take into consideration.Now here's the part where I'm clueless.

In my market, it's also problematic to bring a buyer's broker to the table in a commercial deal...puts you at a big disadvantage.

I also signed up for several local REI groups on meetup so that I may try to network with others in the field (I realize I have a bit of a disadvantage when it comes to networking as I have very little to offer in return other than an open mind and eagerness to learn).

Which translates into less property needed to replace your income.You might consider using property management or a broker for now, since you're out of the country, then becoming more active when you get back.Lending, whether you mean hard money, buying notes, or partnering has the disadvantage of being lumpy.

I wanted to mitigate my risk as much as possible (being that you have a fair share of disadvantages when you don't live close to the property) and having the law back the owner up made more sense to me.
