Here are some things to keep you busy:-Listen to biggerpockets podcasts every day (there are like 10+ years worth of awesome podcasts uploaded)-Browse around the forums here and read posts that have questions similar to what questions you have-Watch/Read the news to understand what is going on with the overall economy, interest rates, inflation, housing, etc-Start looking at houses on Zillow every day just to get a feel for pricing, finishes, days on market, etc-Pick an area that you would like to buy your first deal.

UPDATE: I went browsing today after work and met with four lenders, the first two did not do HELOCs excluding primary residences but they forwarded me to the other two one being a local credit union - which did non owner occupied HELOCs but on a 5 year basis at 1.0% above prime, 1 point at closing, and 80% LTV.
