How can I find investors willing to coach or mentor me?

Question

I am very new to the world of real estate investing, and am unsure what to do so I would love to have a coach or mentor that can help me with my journey in the beginning. I am willing to pay someone for this if needed, but I really have no idea where to look or if BP offers something through their organization. Thanks!

RE Networking events. There are also so many mentors out there that offer Re investing courses that help guide you and help you invest in your first deal. Theres also Bigger pocket bootcamps. I think if you want to find a mentor that is willing to share or provide advise the best way to approach a mentor is by providing some value to that mentor. Approach it how you would approach an internship. Show that you are motivated, interested and provide value to help their business while also learning from them. Just an Idea.

Hello! you can join mentorships that can guide you in what to do. Also go to local meet ups and network to see how others work, what they do, how they started, how they have advanced, etc.  ultimately it’s up to you to put in the work and see what value you have to offer. i wish you nothing but the best in your joinery!

Hi Account Closed and welcome! Agree with what's said above. In my experience a mentor or coach (including and especially if you pay them) can add a ton of value...but I don't think it's worth doing that at first. Two reasons why:

1. As a bunch of people have already said on this thread, there are tons of free or cheap resources on BiggerPockets and the writers and creators that orbit BP. Meetups are for the most part free or inexpensive. Virtual meetups are the same. Many people who are  more experienced also try to be generous with their time and will have a meeting with you if you ask (that includes me -- DM me if you're interested). Start learning and adding value to like-minded people.

2. The best way to utilize a coach is to have clear goals and a vision in mind. I'm not saying no one has that right from the start, but I definitely did not and I don't know anyone who has. You don't know what you don't know, and learning more will help give you vision for where you want to go so you can eventually work with the right coach.

Account Closed Welcome to BP! Beware of the gurus!! There are lots of 'mentors' and 'coaches' and 'experts' out there that are happy to take big money from beginners in exchange for the 'secrets' and the 'fast track to millions' when it comes to real estate and business.

First, I recommend self-educating yourself with books, podcasts, youtube videos, and best of all: networking with other investors! You can do this both in person and virtually.

I would wait at least 6-12 months before you even consider paying someone for their mentorship/coaching expertise. You need to get an idea of what your goals are within real estate before you can start charting a good course for yourself.

Be active on the forums, ask questions, and soak up as much information as you can!

A coach will find you if you are committed. Theres nothing more of a turn off than someone approaching me asking how to get started. Obviously no research or effort was done on your part prior.

You don't need a coach or a mentor yet. If you're just getting started, spend a few months getting educated before anything else. Here are some things to keep you busy:

-Listen to biggerpockets podcasts every day (there are like 10+ years worth of awesome podcasts uploaded)

-Browse around the forums here and read posts that have questions similar to what questions you have

-Watch/Read the news to understand what is going on with the overall economy, interest rates, inflation, housing, etc

-Start looking at houses on Zillow every day just to get a feel for pricing, finishes, days on market, etc

-Pick an area that you would like to buy your first deal. It shouldn't be too far from where you live. Maybe it'll be a house for yourself where you have roommates. Maybe an investment property. Maybe a flip. But just hone in on an area.

-Network with other investors, real estate agents, contractors, designers, architects, title companies, and lenders. You can find these people at open houses, meetups, on google, here on BP, etc

After you've done all of the above for a couple of months, then you should be getting close to ready for your first deal. And at that point you decide if you still need a coach/mentor.

I'd highly recommend stepping out and meeting investors at local REI meetups. Soak in everything like a sponge on here and the Biggerpockets podcasts. Ask as many questions as you can! Read Rich Dad Poor Dad if you haven't yet.

I'm adamant about you paying for mentorship at the moment. It doesn't provide much value to someone that is working as an investor. But what does provide value is working for them. See what skills you have and go out of the way for someone you know that invests and see if that's a skill they need or could improve their business. Find a deal and bring it to the table. You won't know everything but I know that bringing a deal to the table is far more valuable to them than you think.

You'll find all you need to get a deal done here. Coaching/mentorship is helpful but when you're just getting started, you can find all you need here. There's a time and place for it. But if you have the money, you could, but it makes more sense to save it for your first deal. You'll learn x10 more taking action than you will from a coach.
