Some people have trained them to use a kitty litter pan.

Imagine a stench of cat urine throughout the house, dried cat feces in a front room closet and on the back porch, unwashed roasting pans left in the warming drawer of the stove, etc. 

I had one client with it and they wouldn't cover an AC drain pan that had rotted through because that was "a maintenance issue."

I was panning to target some specific neighborhoods rather than a specific list based on the typical criteria comprising most direct mail targets.

That's the only scenario I see that realistically panning out.

These are the 3 bigger banks that have good options.Lastly, if none of that pans out, call your favorite title agent and ask them who is closing construction loans in your locality.

Justin its a long game a very long game.. have patience keep stacking up the properties you know and understand .. the great thing with that market is its not a flash in the pan.. its real and will continue to be real for generations to come..  

Be glad its not the pan under the shower (which often takes out a ceiling) or the roof. 

does anyone know how to build a shower pan without having to buy a fiberglas/acrylic or whatever molded pan?
