You would need to submit a material list to a local supply house, usually they require you to open an account and they ask for a TIN for a line of credit.

Hopefully things pan out for both of them. 

I ended up pulling the window, installed a plastic window sill pan and adhesive flashing plus I added a L flashing on the exterior of the trim along with fully re-caulking the whole thing.That fixed it and it has been dry for the last 4 years or so and we get a lot of rain here in WA.

my thought is you take on some risk doing this.. if the info  you are providing does not pan out.. you know investors they take a loss and its never their fault its always someone else.

Carefully, get rid of the tin crap. 

My PERMANENT portfolio is my SDIRA; I try to buy more solid performing notes that I won't need to work on (although they haven't all panned out that way...). 

If you agent is cool writing a lot of offers that may not pan out. 

That is an option I didn't consider, but if the bridge loan option doesn't pan out I may have to re-visit that option, because the equity agreement takes a huge chunk over time.
