Needing reassurance on direct mail.

Hi everyone!

I am in the final planning stages of my first direct mail campaign. I plan to run the mailers for at least a year beginning with a number of different pieces to test effectiveness. I was panning to target some specific neighborhoods rather than a specific list based on the typical criteria comprising most direct mail targets. Is this a good idea or should I be more picky on the specifics of the recipients rather than simply their location?

My intention is to reach out to distressed owners to offer them solutions with their properties while finding a deal that works for me. I intend to flip properties using the profits to grow a rental portfolio. 

Any advice would be helpful!
