As others have mentioned IF you have a close relationship with a broker, that could mitigate that somewhat, but its unlikely that a broker is going to want to spend hours and hours lurking around the mls just to fish for info for you, unless maybe you're someone that's buying and selling TONS of properties and thus getting them tons of commissions.

The least you can do is research information on the web and become as knowledgeable as you can prior to spending that much.We thought it may have been a good idea to spend around $5k, but then I realized it was like paying $3k for somebody to teach me the basics on how to fish and $2k on the actual guided tour.I didn't need to spend the money on simple stuff I can find on the internet.

That I have no clue what happens when they don't perform and if they dump them onto the market, it will crush small fish with 2 or 10 SFR that are leveraged and aren't performing and need to sell (or get foreclosed on).

I ask because there is a cost to clear it, and a developer might find easier fish to fry with farm field.Is there city services at the edge, water, sewer, cable TV, internet, electrical.What used to be there (aka is it a brownfield awaiting discovery)?

& congealed grease from the deep fryer.A colleague of ours installed one only to get a $250 emergency plumbing billbecause the tenants daughter flushed about a pound of rotting pasta down the disposal, blocking the drains & she had the dishwasher running at the same time.Another of his tenants kept emptying her fish bowl water into the disposal but what she assumed was disposable blue sand was in fact glass chips & she did it twice.
