Strategy Advice for a 2nd Property

In Escrow on a 1st investment property, 3bd 1ba, in Savannah Georgia, using a conventional loan. Will be house hacking. Closing in January. Making less than $50k/year, but zero personal debt.

Any advice as to finding a way to get a 2nd rental property either in Savannah, or my 2 other cities of choice, Scottsdale,AZ or Nashville,TN, within the 2023 year?

Do you have a good lease? Do you know it inside/out? Are you prepared to enforce it? How will you handle marketing, screening, collecting deposit, dealing with late rent, approving or denying a pet, dealing with lease violations?

Focus on reeling in the fish on the line and what you'll do with it once it's in hand. Then think about the next fish.
