I have been doing countless hours of digging through the forums, listening to podcasts, watching YouTube, and scrolling through Facebook trying to find the answer.

After a while you won't even need a tracker or a spreadsheet to be able to identify whether it's a good or bad deal just from scrolling through the Zillow/Realtor stats.More importantly, find and get to know an agent in the area you want to invest, and make it clear to them that you plan to purchase multiple houses and want to develop a long-term trusting relationship with them.

Actually, I should add that starting a new thread with the full question in the title would catch people's eye as they scroll through - for example, "Looking for a Property Manager in {County X}", this way when people who can help you spot your post, it will get in front of them without them having to click on it & search to see where it is (which they probably won't do).  

@Corey GilroyYou can check a local listing in that area and scroll down to the bottom to see if it has a permit number.

Scroll to the bottom of the screen. 

I open Facebook, check my notifications, have a giggle, then proceed to scroll through mindlessly. 1hr later and I realize what am I doing.

I found this by making sure I scrolled to the bottom of the comments then did a Command F to perform a search.
