Hey there Tennessee Peeps.  What’s the best rental market in Tennessee?  Looking for stable or growing population, varied work industry (not just one main industry), B/C class areas, 1% rule (min 6% cap rate).  Best suggestions?

I help out of town investors buy in Chattanooga, it's a good market that seems to meet your criteria. Other areas that are popular for REI are Knoxville, Clarksville, and Memphis.
