I do not understand your remark as related to the DSCR loan. 2 ADUs are not allowed by f/f conventional financing but is not always enforced.Fortunately if you stay with the current tenant without a refi, by the time you pay principle it is likely the rent will have increased enough to absorb the increase mortgage payment.

I like this option better than a Wrap because for me its just easier to understand and navigate, especially if lender calls the loan.With all this being said...I am just looking for those that have direct experience with using Lease to own to get into Multifamily and Apartment building type projects.

Until you have $1 million or more in equity and really understand how to use an LLC, I recommend you just buy an umbrella insurance policy for $1 million.

I'd also like for them to be aware of costs like insurance and taxes, so that they have a better understanding, but I'm not sure that's really that important.
