The GC who performed the job or my company who hired the GC.I imagine "who is considered the builder" will come down to who cares more or caves first, likely you since you need to sell the house, the GC is paid and on to the next job (most likely); where's their incentive to put their neck on the line offering a written warranty?

In the basement of the left side, three MORE bedrooms were built before we bought the property, but they can very well be offices or "man-caves" etc.

All that said, I'd be delighted to find something that can deliver the same numbers, but closer to home.
