I'd say stereotypically what you'd expect to find outside a military base: strip club, tattoo parlor, liquor store, used cars. :) Then you also have to contend with jet noise in Hampton Roads.

Granted these are out-parcels at an anchor retailer so they are the cream of the crop so make sure you take that into account with your parcel but to give you an idea, the payoff of 2.5 years for what I'm seeing as maybe $100K in upfront costs?

The icing on the cake for me is that both have major universities (Ohio State & UC), which fosters market stability/growth, brings in tons of different medium-term rental prospects (travel nurses, researchers, contractors), and ultimately allows for an additional exit strategy (RBTR) if needed.
