Broken refrigerator with tenant

Justin Knox
Posted

Need some advice. The provided refrigerator in my property just broke while a tenant was there. I know that I’m responsible for fixing the refrigerator, but my tenant is complaining about the spoiled food that was in the refrigerator. I wouldn’t be responsible for reimbursing him for his food right?

This is another reason why every landlord should require renter's insurance. I'd get the fridge fixed and probably give them a $100 grocery gift card and tell them to get renter's insurance. If you are M2M or your lease is about to expire, I'd require they get insurance and provide you with proof in your lease.
