Refrigerator in a rental property

Hello Bigger Pockets Community,

My tenant moved out of my rental after 10 years of inhabiting the property. 

The fridge is failing and needs to be replaced. 

Question: Should I replace the refrigerator or let the new tenant purchase their own fridge?  Will not replacing the refrigerator limit my tenant pool?

@Joseph Mallon All of the appliances are always provided where I live. It would be unheard of to ask a tenant to provide their own appliances.

I suppose it depends on the quality of rental you have and the market you are in.

I just bought 2 new ones from Lowe’s with a 5 year warranty for $778 apiece. One was in-stock, one was a two week delivery time.

I’m sure you could get scratch and dent with no warranty new for about $575 or used somewhere for much less.
