Hi everyone, Does anyone have any insights on how to fairly and transparently screen tenants when its not just checking boxes but finding someone who would be a good cultural and energetic fit for the property?  

It was fun looking on a new market and culture with “new” eyes.  

We have a nation-wide nursing shortage and, as you mentioned, an aging boomer generation, not to mention a general culture shift in how people want to live and work.

It all depends on the college rental culture.

They celebrate having 100k in their 401k while they blew 100k while paying interest on their mortgages.

Celebrate that your tenants success and know that they have a higher chance of success/renewing their lease.  

Is there any methods that you would suggest if I wanted to stay in the celebration or Windermere area?

We would be celebrating the hustle and determination. 

Maybe I'll put up some lights in the courtyard, but I don't want to get too deep into decorating, as some guests don't like that very much, so I'll keep it just enough to set the mood for celebration in an elegant way.
