I was trying to be conservative because I'm nervous about not being able to find a tenant and having to cover extra costs because I assumed incorrectly that I could get more for the rent.I was planning on occupying the upper, yes and it is already vacant.

However, I'm nervous that I won't know what to do when the seller calls.

I guess that I'm really nervous about getting started, not knowing what I'm doing, afraid of screwing something up and losing money that I can't afford to lose.  

Any insight will be very helpful.They posted a property that seems to be a good buy, but I am nervous because I have never done hard money loans and refi after, so want to make sure I don't get tangled up as I get started in RE investing.

If you are nervous doing your own deal try to find an investor/partner that you find the deals for but you  also get a percentage (smaller at first ) of the deal.

I remember how nervous I was when I first listed my sfh for rent.

I haven't had any applicants with a score below 700 and makes me nervous.
