I'd take a big enough chunk to buy as many doors/pads as I could - the return on the money is going to most likely be substantially higher than the interest rate on the debt.

These jobs have provided me a depth and breadth of experience (not just technical, but business, marketing, customer service, management, etc) and I intend to leverage it all as lily pads towards my goals. 

We are in Canada (Maritimes) and 90% of our tenant pay their rent electronically (e-Transfer, PAD), we still have a few who pay by cheque and a couple who pay cash (translate: go to the bank or ATM with a deposit only bank card).  

@lindsay @Lindsay Brake I can see that happening which is why Im trying to help this first couple out because they will just spread the word about me a wholesaler not a realtor.

So how many total pads does it take to make it worth it?

The way I learned is to simply sit down with a spreadsheet and pad of paper and figure things out.  

Im doing what @Brandon Turner and @David Greene tell us to do "get out there and make the deal happen"...There is a lot more story that goes with this house so I padded the rehab costs a lot...Im going to see it tomorrow night in person.

Can you get a 7-1/2" grinder out there, strip it down best you can with one of those big stripping pads - down to wood - then apply just polyurethane or a stain?
