How many pads is too few for MHP
Ok I have found a possible deal. My concern after listening to a ton of podcasts and running the numbers and talking to as many people that will listen to me ramble on about real estate investing. (See rambling). So how many total pads does it take to make it worth it? I have a 15-18 pad park, all city water/sewer and city trash that I can purchase. But is it viable? There isn’t a single park owned home and no Lawncare or any roads to maintain for the park. Is 15 too few? Should I keep looking for something larger?

I don't see any major negative here. How much is pad rent? Any major infrastructure improvement required? Do you need to have a park manager? If the pad rent is good, it is close to home and you don't need any manager, I think it can be a good deal.
