A: Landlord has an obligation to provide clean water, suck it up and buy it.B: Hard water is bad for your plumbing, buy it hopefully to decrease future repairs.C: Water softeners, like under-sink disposals, ice makers, ceiling fans, love to break and cost you money.

I'm not a big fan of people paying for investing "coaching".

We added value by re-doing the whole house, installed vinyl floorings, rebuilt 2 and a half bathrooms, re-painted the whole house, replaced all the hardware in the house, installed new lighting, ceiling fans, re-painted the kitchen, and completely remodeled the upstairs.

Put in an attic fan and have a ridge vent installed , it will move heat from the attic space .  

I'm not a big fan of the tenants who reach out when it's convenient for them, but don't when something is going on with the property i.e. water bill. 

I know some people who do fine with arbitrage, but I am personally not a fan of it.
