Single-family residence buy & hold investment.

Purchase price: $200,000

Welcome to 17 Penny Lane, a charming residence nestled in the heart of Walden, NY 12586. This delightful home offers a perfect blend of comfort and convenience in a serene suburban setting. With its inviting curb appeal and well-maintained landscaping, 17 Penny Lane stands as a testament to both style and practicality.

What made you interested in investing in this type of deal?

The price point was worth investing in the property. The price of the property was perfect and it has already appraised higher since purchasing.

How did you find this deal and how did you negotiate it?

I found this deal through a relative, we negotiated without an agent through a period of x months.

How did you finance this deal?

I financed this deal with a bank loan and through personal funding.

How did you add value to the deal?

We added value by re-doing the whole house, installed vinyl floorings, rebuilt 2 and a half bathrooms, re-painted the whole house, replaced all the hardware in the house, installed new lighting, ceiling fans, re-painted the kitchen, and completely remodeled the upstairs.

What was the outcome?

currently in the re-hab process.

Lessons learned? Challenges?

Re-habing a house from scratch is very difficult, we are doing it by ourselves which is even more difficult but enjoying the process and learning.
