Bottomline-there is no crystal ball so if you can get 20-30 year fixed rates loans then take them.

It doesn't mean you must follow it with no adjustments or that you fail if you don't meet a set schedule (reality does change things), but having a solid plan will help you crystallize issues such as financing, talents, education, setting up your team, etc.
