When you have scale, buying something at or near market value can make more sense than if you have 1 or 2 as it can plug into your existing systems seamlessly.The key systems I have benefitted from are proper tenant screening through credit/background checks & references, online rent collection, regular maintenance visits, strong leases that will hold up for collections, reliable contractors, & regular punch lists.Reliable contractors are hard to come by and when you find ones that stick, treat you fairly, and respond promptly don't forget to value them.

The communication has not been prompt and I feel left in the dark about the situation.Currently I am waiting on Management to respond to my inquiries about what is going on and how we can move forward to get these properties cash flowing.

PMS or Property Management Systems,  have email templates that will send out things at certain times for you such as a welcome letter or an agreement which will prompt them to sign it digitally and return it to you.

You do not need to give a specific reason for doing this, just let them know that at the end of x month that they will no longer be able to live there....However, if this tenant has been; long term, hassle free, and prompt with their payments, maybe you need to reconsider moving them out as you may find the loss in this cash flow to put a hurt on your income.I would say a good compromise would be to see if the tenants want to upgrade to the bigger unit, where you being the kind landlord offer a "reduced" price to them.Ultimately it is your decision, but be sure that your decision is not based on emotions but rather simple dollars and sense.

Only one other federal circuit had considered this issue, but HUD’s rules could impose liability on a housing provider when a third-party is creating a hostile environment for a resident that the housing provider is on notice about but fails to take prompt action.The court accepted HUD’s interpretation of the FHA in its rules and ruled that a housing provider could be liable for failing to prevent tenant-on-tenant discrimination when it is on notice that the discrimination is occurring.
