I've seen some great deals transpire in the area, so I know there are opportunities everywhere in this city. 

What is not mentioned here is what had to transpire to get to these 2 sisters.

My understanding is that if the buyer signed a brokerage agreement with an agent, and a sale transpired (regardless of whether the property was or wasn't listed on MLS), then that agent is entitled to a commission.

I am assuming that all that has transpired so far is the easy part.

It doesn’t seem difficult to enforce, as every real estate transaction has a paper trail of what transpired and who was involved, and wholesalers have to advertise their “services” somewhere which exposes them.

so thinking that my only clue as to what transpired would be what is scoped out in the workorder of the completed job.   

My agent said that she’s going to negotiate a clause in my contract with the selling agent and the builder to permanently allow short term rentals regardless of what transpires with the formation of the new HOA.
