I do not include pest control at my rental currently, but I think if there was a bee/wasp/hornet nest I might be inclined to remove it for the tenant (or pay to have it removed).

With all that being said, at the end of the day I’d be inclined to let her out of the lease if you believe she can no longer afford to stay there for whatever reason.

If you did not sign any agreement to rectify any closing errors and in Vermont the title attorney is responsible to verify clear title...hell, everyone knows how to check to see if taxes are current...I would be inclined to pay the taxes “as lender” to preserve the property just like WF will do for insurance if you do not set up a policy, flood insurance in a flood zone if not paid, and property taxes if not paid (that is why they escrow...to preserve the collateral).

I had been avoiding the BRRR strategy but I'm more inclined to go that direction in terms of upside and purchasing power for properties I wouldn't be able to afford at renovated/market pricing.

Our inclination was that the operating agreement was a pivotal piece in setting up an LLC, not so much for us regarding divorce but more if we were sued.

Or maybe a seller ignored a mail campaign item from someone else, but on a certain day, they are more inclined to read and follow up with the one that hit their mailbox that day.

My inclination is to have them removed, as they do present a risk of falling onto somebody's home.

I understand that this market is more inclined towards single families, but still I want to try and find a property that makes sense to me.

After going through the commercial mortgage process with few banks and mortgage brokers I'm more inclined to do seller financing in the future.
