@Sandy Thomashit it on the mark...work your network, referrals will come form people who know and trust you and building a client base to do that for you takes time...selling a $50k house can be more trouble, more time consuming and more aggravating than selling a $500k house so focus on a market and attack it...just my opinion !

When I say, make their life easy, I mean: - Pull your own comps - Attack the good deals quickly - Follow through on your commitments - Be email friendly (email signed offers, EMD checks, etc) - Review properties without the agent going with you - Eliminate the crap - etc The agent gets paid and has to do a lot of the work, but do not expect them to spend 4 hrs a day with you, everyday, especially if you're new.

If you are living for free with friends or family then keep doing that and payoff that debt in 2 years. that’s a solid income and if you live frugally and attack that debt it will free you up to invest aggressively when an opportunity comes along.
