It may be possible to delay "selling" to your buyers until you can line it all up but then finding a working apt may be tough.If you are serious about this connect with @Dave Foster. 

Additionally, you can foster a good relationship with a lender and, with time, have access to great terms.

I have a rental home in the suburbs of Portland, OR (in Clackamas County) and have been asked by two separate people if I would consider renting it out as an adult foster care home. 

Most 4400 square foot houses are pretty fancy in that area, but ours was an 8 bedroom, 5 bathroom regular house that was used for our 4 kids and 4-6 foster kids.

You should talk to @George Foster he is a rehabber, RE broker and now a home inspector!

Also, they may want to know if you are a licensed foster care provider?
