It's a feast right now for them (and their investors) "flipping" properties at low cap rates and could be more of a famine in a downturn (with investors still getting the preferred return).Investing with trustworthy professional sponsors who have mature deal flow pipelines is a very compelling strategy in today's market where deal flow is hard to come by and rehab is challenging and expensive.And BRRRR works in all market conditions. 

Hey Aaron,Each rehab is different and a lot will depend on the trustworthiness of your contractor (unless you are able and willing to do the work yourself).

Once I found a trust worthy builder to not undercut me it made it nice because I have him look to give me an estimate for foundation costs and to warn me of other pitfalls. 

Finding a reputable, trustworthy, reasonable contractor is paramount as well.

In turn, that indicates that you may not be completely honest and trustworthy and, therefore, the investor may choose not to do business with you again as they would be unsure about whatever additional character flaws you might have.Wholesaling is 100% a trust relationship. 

Ideally, you should be getting that but if the deal goes south, in all likelihood, most Sponsors will not step in to invest their personal capital (regardless of how "trust worthy" they sound/look).
