If you do buy the worst property in the best neighborhood, you don't want it to remain the worst property in the neighborhood - there's a point at which you want to do a better job of attracting customers than your competitors, and that's going to be difficult to do if your place is a dump relative to the rest of the neighborhood.

Yes I did go to the auction and was able to pickup 2 properties, the deeds will be mailed in couple of weeks.It was a great opportunity - more than 400 properties and less crowd/competitors (July 4th week, ppl took days off)

Think about the advantage of being on the opposite schedule from America, with a local partner to cover business hours you could utilize the time where your competitors are sleeping, that would be an asset factor in my opinion.Best,
