Notice of Sale (Auction) vs Notice of Sale (Lis Pendens)
HI BP Land-
I am trying to bring in consistent cashflow from wholesale deals and am starting to really focus on the distressed properties. I've come across two types of properties one being an auction -Notice of Sale & the other being auction- Lis pendens. Is there any difference in how you approach these situations assuming the houses have equity?

I think @Thomas Mattausch is referring to the Distressed Homeowner Law. As long as you're marketing to absentee owners, you should be fine. Otherwise, if you're marketing directly to a homeowner, just be really careful. Our state is very unfriendly to investors targetting homeowners in distress, and the definition of "in distress" is pretty vague in the law itself. Any homeowner who is in danger of missing a payment (which you could argue as anyone who has a mortgage) is protected.
