While I agree that a PM cant be there all the time and they don't have a crystal ball to predict the future and a tenants behavior, they are getting paid to MANAGE your investment....not just get the rent check.

And since the real estate crystal ball is only accurate about a year out (too much can happen in the economy), opinions varying from next week to next millennia are abound out there on the internetz.The one model I believe in is the 18 year cycle.

This has been a rapidly appreciating market with some months nearing 20% appreciation so sure 4% month over month reduction in price looks stark in comparison but were still up 6.6% from last year which is 2-3x the national average, our inventory is down to just over 3 months of inventory now and our days on market rose slightly which indicates market stabilization. my crystal ball is in the shop but I'd put money, and am because I'm still personally buying, on the market stabilizing in the next two months. we also have contributing factors such as Meta moving outside of Boise which will draw attention and Micron adding 15,000 jobs and 15 billion of infostructure to Boise.

I'll see if I can make it crystal clear.If your loan originator is suggesting that and not disclosing borrowed funds and suggesting how to beat the system then she is getting into mortgage fraud as well.  

None of us has a crystal ball, so none of us can bank on appreciation happening.

Using this standard lease makes it easy and crystal clear for everyone and there is not going to be an discussion about ambiguity in the language or contradicting  statements.

Agree with @Crystal Dundas if you are getting top dollar you may need to make some concessions.
