The roofers and water restoration companies are in cohots with the personal injury attorneys.

That job, with restoration on the neighbor's yard and a $2600 permit, totaled about 13k.

I've always been into restoring things whether its cars, fire arms, houses, etc...

While I collect and restore radios mainly from the 1930s, I'd be positively impressed by furniture which is much more modern.

I am 50% of the way to saving my initial $100k before I buy the first house to restore.

Update: A friend of mine who makes furniture for stores like Restoration Hardware and Urban Outfitters just delivered a table to a house in Elysian Park.

And 2 of the 4 banks needed to be restored and replanted with grass.I got 3 prices from excavators and landscapers.

I am about to launch into full time restoration/flipping.  

To restore the windows back to there former glory would be an additional 10k or more and would take a ton of time.. and you couldn't do it in the winter time with out putting the tenants in a bad situation.  

There are houses that are absolute gems if you can put in the work to restore and rehab.
