In my market it is possible to achieve an infinite ConC through househacking, a 8-15% ConC through financing that enables the buyer to put low money down, and 8-11% using a 25% conventional loan (thanks to these dreamy financing terms we're seeing).This will vary heavily with each market and a number of other factors, so I'd get comfy with a local expert in the place you're wanting to invest and ask them.
