Self-Managing Properties LLC Set-up

As a background, I own, rehab and self-manage 20 rentals with no partners other than my husband (I do not manage properties for others - I'm not a property management company). I recently sat down with my attorney, insurance agent and CPA to talk about this and I'm very interested in knowing what others in a similar situation are doing.

Who else is in a similar boat and would you care to share your LLC set up?

Specifically:

1. How does your rent flow? Does it go to a property management LLC first and then get disbursed to individual holding LLCs? Or does the rent go directly to the holding LLC?

2. Which LLC is on your leases?

3. Do you have a separate construction LLC?
