It's nice to finally meet someone else in Orlando that does this and has some knowledge in this area so I might just be bugging you a little bit when I've got questions (if you dont mind, of course LOL) or like I said in my post, if you want a shadow or a free helper for a day doing something simple (talking to potential sellers/buyers, closings, how you do your marketing) things like that I would be beyond thrilled!

Wow, I am thrilled at the fantastic responses to my question and truly appreciate the incite that each of you has given me.  

In fact, personally, I wouldn't even classify it as an investment, but really more as speculation, and few are willing to lend money for the purpose of speculation (at least not for reasonable terms).Nothing really wrong with it, but similar to going to the casino, you have to bring your own cash in most cases.

I'm also not thrilled they just jacked prices again. 

It is also known for hosting the Cliff Castle Casino, which is on the edge of town.Sedona is my personal favorite, although more expensive.

I did an assignment last year, for the thrill of the game and it caused a tax issue for me, small but a pian, but anyway....The guy wanted out, he was just past a divorce and wanted to leave the area....motivation!

However, as Vanguard University, OCC and the Chargers coming to the area continue to grow and positively impact the neighborhood and people aren't thrilled with the Taylor Morrison projects, you have a commodity that not everyone else has: land.
