SF has been great, we did have some troubles getting hooked up on an online portal since we were an LLC, but besides that, no issues.

Right now you can invest in the metaverse through portals such as Sandbox, Decentraland, etc.

Many times the city will have a portal where you can search for code violations. other times they keep a nice list on their open data portal and you can export  a csv with all the relavent info.

I was blown away that Appfolio can not setup real-time access for owners, there just is a ridiculous "owner portal" where they periodically post reports.Anyway, I guess the answer is "it depends".

The others send me hundreds of properties with no info other than what the mls portal provides.

I have been able to consult with my advisor when needed, or submit questions for general review/assistance via their client portal.
