I appreciate the tangible value (of real estate... people will always need a place to live) vs the volatile value of a stock on paper that may not be worth the ink its written in or too easily misrepresented or manipulated.

Then there's the occasion when you run across that individual who is determined to manipulate the system so they can cause you as much grief and cost you as much money as possible.

Recently, I just bought a triplex in Tempe, AZ.

They signed the lease, they are getting housing they clearly are trying to manipulate the situation and it costs real time and money and hassle. 

Not having access to these (which the owner in the scenario DOES enjoy) leaves you with cashflow - but with very little in the way of knobs, dials and levers with which to manipulate the factors that influence cashflow... 

I’ve been in a great deal of them for work :) there may be a few extra square feet I could manipulate to squeeze something in on the first floor but the last time I checked my layout it wouldn’t work out with a first floor bath.

Getting your homeowner/renters insurance policy to pay for temp housing, dealing/getting with the government assistance? 

When you get too personal, tenants will start to take advantage of that and attempt to manipulate the relationship in their favor.

I went to one mastermind.. and while I was temped to join.. by the time I looked at the time commitment and what at my stage of career was looking to do.. decided it was not for me. 

(though note it can be manipulated because it's based on a bunch of assumptions that you only can truly know through a lot of work or experience in that market)Developers in my area like 2 cap areas near the beach.
