Master suite or leave as second floor bathroom

Hello all, I’ve been tossing this idea around in my head over the weekend and would like some outside input on my idea. The house I am currently rehabbing has a single bathroom on the second floor serving three bedrooms. There is no room on the first floor to add even a half bath, but I am going to be adding a full bathroom in the basement. My idea is to expand what will be the master bedroom to include the bathroom on the second floor into a master suite. I’m looking for input on what this may or may not do for value add/appeal. In my head it would be a plus to have a master suite upstairs but the downside is that the only other bathroom then would be in the basement. The house is in the Cincinnati, OH area.
