I have scoured the MLS and went and looked at properties on craigslist, REOs, properties for sale by owner, and even properties posted by whole sellers.

I've explored those threads and have been reading books, scouring other sites and materials to try to figure this out but I have not figured out the right path forward.

Then as the TV industry got worse and worse (2017/2018), I found BIGGER POCKETS and RICH DAD POOR DAD as I was scouring the internet for a way to get out of TV. 

We do not even use CL because too many "professional tenants" scour the site looking for unknowing landlords.

Last bit, to find investor friendly agents, I would simply scour the MLS for deals that are of interest to you and note who the agents are on them, and reach out to them to act as your agent on other deals. 

Just confused on what to do here... do I need to talk to her lender about the lien, I have scoured the Internet and YouTube but the best answer I’m getting is a subject to but without a mortgage, and only a lien... how can I do this?

I've scoured the forums for this piece but it isn't something I've seen come up. 

The higher dollar market still delivers these returns, but you'll fight a tough battle scouring for deals under that price point.
