Last year, a young man who I believe is the boyfriend of this woman who claims to be injured on my property, tried to sue me claiming that a tree branch fell on his ( 20 year) old car at my property.

I love my boyfriend, but every time we buy a new place, we have about 5 days where we "discuss" remodel levels.  

He gave a brief synopsis of the complaint (she wanted to pay rent into an escrow account b/c the bank had begun foreclosing on him plus she wanted out of the lease so she could move in with her boyfriend), and he gave me sage advice:"Trust me.

I did have have a house,, one side sprayed with mud to the roof, the previous tenants boyfriend repetedly spun out his wheels in the side yard in anger, not knowing she wasnt still living there. 

My boyfriend and I just bought our first rental property (SFH) cash and the deed is in both of our names.

Well, you might get away with it because you're only the boyfriend. 

She called me right away, and said she would not be working for quite some time, but that her boyfriend (also a tenant in the house) would be paying the full amount of the rent, albeit a little late each month.

I keep that stuff for years.And just for the record, females are only harder on the property if they've got kids or let their abusive boyfriends move in (had my lessons there).

I should mention that together, my boyfriend and I own 15 houses in three states.

My boyfriend and I are new property owners and are working to fill a vacant unit.There are a couple of girls (two cousins and one's newborn son), who have seen the property/unit and applied to live there.
