My First Potential Slip and Fall Lawsuit

Sorry for the long post...

I own a large duplex. Both are rented to long term  section 8 tenants. One side is drama free and the other always has something going on. Not a high crime area but the police has been at this tenant's place on numerous occasions. Neighborhood is ok, mostly single families and duplexes.

A month ago, out of the blue, I received a call from an attorney. He explained that his client, who is the girlfriend of my tenant's friend's son fell on my property while coming down the outside porch stairs and hurt herself. He continued to explain that he didnt like these kind of cases because there was no police report and no other proof except what his client said. Apparently, the fall happened in October of last year but I had never heard of it until he called me. Never heard anything from my tenant nor the woman. He asked for my insurance company info which I refused to provide until I knew more about the situation. A week or so later, Im at the property and my tenant hands me an envelop from the attorney.

The girl who apparently fell on my property was 18 and pregnant. The police was not called and an ambulance wasn't called either. They claim that they drove themselves to the hospital. So there is no proof that she fell on my property except from what she says. 9 months or so later, she claims to still be in pain. Back pain and ankle pain. Chiropractor and Orthopedic Doctor report provided. Remember, she was pregnant so back and leg pain are "normally" part of the situation.

I have already contacted my insurance company and they have re-assured me that Im covered. I gave them all the docs that were sent to me. They will contact the attorney.

Im not happy because I know this is a "scam". Last year, a young man who I believe is the boyfriend of this woman who claims to be injured on my property, tried to sue me claiming that a tree branch fell on his ( 20 year) old car at my property. My tenant gave him my phone # and he contacted me. I drove to the property to look at his car. An old car with dents all over the place, peeling paint on roof, hood and trunk. I asked him to show me the damages and among others he pointed to the driver side mirror which was broken off but when I looked closely, the area was all dusty and dirty which means that it was an old damage. I told him that he needs to file a claim with his insurance company.

I know that my insurance company will take care of it but Im still not happy. What do you guys think and what would you do?
