We definitely need to stay in touch as I am a big supporter of collaboration.  

Record keeping is not often prioritized by Mom and pop parks. 

And this would be a collaborative management and maintenance effort between us and my parents as we all live in town and my parents have been investing in real estate for decades so they have a great deal of experience.

If you guys are ever working on projects in Los Angeles, I'd love to collaborate.

I have a CASH 4 Houses sign on my car and this contractor called me today about collaborating on a deal.

I text him and explain to him that i need it done NOW. he says "okay, we will be there friday" on Wednesday of that week he texts me saying that his other job had gone longer than expected and that he wouldn't be able to get there until Monday. in so many words (none of which were vulgar) I told him that that is unacceptable and that if he wasn't going to finish the job I would need a check from him for the unfinished work so I could hire someone else. immediately he calls me apologizing, giving me a story about this that and the other thing about why it's not done. again I told him " the fact you didn't prioritize me is not my problem, it's yours. it needs to be done now"So he comes out that Friday to say hi and check things out then tells me he doesn't have what he needs to do the job and he will be back Tuesday. okay now the story is current. this Tuesday April 4th is the day he says he will be out here.

I see you are actively flipping, so we may be able to collaborate some.Seeing how I am new, I will gladly help out anyway I can.
