The lower level is finished and could serve as a 3rd bedroom (there is a room that could serve as a walk-in closet).The upstairs apartment is 3/1.

The layout of the rooms in these converted areas is somewhat unique, but more concerning to me is that the location of the new master bedroom in the basement/ground level is in a place with that is not abundant in natural light.

I am interested mainly in the scope of buy and hold investments (I fell in love with the BRRR strategy as soon as I heard about it) but after I feel more comfortable with my knowledge and skill level I may be willing to leave my job and pursue a career in flipping houses as well.Looking forward to meeting others on the site and taking advantage of everything Bigger Pockets has to offer!

Ask your agent what the inventory level is and have them explain what that means.

@Brian Bond Regarding Germantown, on a personal level, I see that the area has a lot to offer - it's one of Philly's most historic areas and still retains a lot of that charm, it has great transportation links to center city and beyond, it's urban in character but still has some great greenery, strong (although needs improving) business corridor.

I own a house with a garage apartments, house is rented for $900, it currently has 2 efficiency apartments renting @ $500 month, the first level is a 600sq ft. 2 car garage w/ a cellar & 8’ ceiling height, currently vacant, it was renting for $100 to a previous tenant...The entire building needs windows, siding & a roofHere is my question; do you recommend spending an additional 25-30k to build out the garage into a 1 bedroom apt?
