Thoughts on Greenville, SC?

We are preparing for our first real estate investment purchase, we like the numbers we *think* we are seeing in Greenville, SC, but the market seems to be hot and our agent doesn't seem to think buyers have much negotiating power. Does anyone have experience in this market? Any thoughts you're willing to share with newb investors?

Airika,

Look at closed listings and see how closely they are aligned with their listing prices. This will answer some of the demand question. Ask your agent what the inventory level is and have them explain what that means. Inventory change over the past few months will be askew but past years of data would be interesting to see.

I think Greenville is a solid choice, especially if the numbers make sense.

@Paul Smythe we travel full-time and don’t have plans to settle back down in Seattle at this time. We have family in Georgia, North Carolin and Virginia, so we are primarily considering an investment in the southeast

Greenville is a good city, can't say you'll be disappointed if you invest here. That said, Seattle is about as long distance as you can get from Greenville. Is there a reason you're looking so far away?

Hi Airika. I think buyers are gaining negotiating power as we speak with so much uncertainty in the air. Sometimes it’s easier to negotiate when after you’ve had an inspection, and find out what’s specifically wrong with the property.
