The initial rehab budget was $25,000 for what was assumed to be light rehab of kitchen bathroom and floors, but once we began demo we quickly realized there were mold issues, faulty wiring, and a slew of plumbing issues.

If not, then draw up as-built plans of the house (sheet 1) and then draw a demo plan showing which walls you're taking out (sheet 2) and get the permit for the demo.

@Jon Burns i have bought 5 hoarder houses this year.. all of them Extreme a normal human could not walk in the home they stunk so bad .. you have to wonder how the people live in that environment without coming down with any myriad of diseases .. for those reasons I think mold is totally over hyped these folks live in petry dish's surrounded by black mold and seem to keep on ticking.sure sign is when the living room furniture is on the front porch even they can't handle the stench.One I am working on in Lake Oswego right now.. ( and I wish i new how to post pictures on a website) we are 8 40 yard dumpsters and we can now just see the house... all of these the houses are beyond salvage.. all of them took a decade or longer to become this way.the folks living in them just ruin their asset.. we buy these at HUGE discounts to market.. as they are lot value MINUS demo cost then some.

We already have plans to demo and renovate the kitchen in 5 weeks along with other home renovations.Insurance adjuster says he can possibly get us a paid for kitchen now because of this water heater leak.Would like to hear about anyone else's experiences with situations like this and/or advice.It sounds like there is a lot of red tape?

We are just finishing up on demo and when removing insulation on the interior walls of the finished basement there is an overwhelming smell of mouse pee odor.

Should I have contracts for all jobs being performed or is it okay to have some one just do a job without a contract (i.e. demo work, etc.)

@Frank Yang When you do your analysis are you showing your clients what their deal would look like from an all cash perspective as well as with leverage?
