And is it of a quality and location that a Section 8 Tenant would WANT to live there - or would they just take it because it is all they can find before their voucher expires?

I like participating in the program as it works well for my business, but if I ever have to evict a Section 8 tenant it's highly unlikely that I would be able to collect against them in court, although eviction is an unlikely outcome for a properly screened tenant since they would lose their voucher and most would seek desperately to avoid that.

Hi Mark,I've only owned our MFR for two months, so take my advice with a grain of salt :) First, just to clarify, properties themselves aren't deemed Section 8...it's the tenant that has the Section 8 voucher.

I received a call the other day, as well as a letter, from the Sect. 8 dept. saying that my tenants voucher has been reduced from $1100 (full rent) to $800 due to the tenant getting a job.

Yes, the annual fees are staggering and a complete waste if you don't take advantage of all the perks but if utilized correctly I always get more in travel vouchers and other value than the cost of the annual fees.
