Morning Nathan,Congrats on exploring a big jump-it takes courage to buck the news cycle and confidently reach for a bigger future!

The problem?

this is a direct relation to lack of inventory.. new construction on many markets is as robust as its ever been.. we have had spectacular years the last 3 years of course during covid was tough with supply chains but my 500k house I am now selling for 700k and my build cost have gone up by maybe 100k.. so record profits for us.. 

Then generally the best advice is to buy in the best area that you can afford, even if the cash flow isn’t as good in year one you will get more market appreciation in equity and rent growth in the better area.

Recently, have only used BP calculators, watched a few podcasts and only viewed the forums from the outside.

Of course this all depends on YOU setting the base rate and all the knobs and triggers most appropriately.

So, Jason, what did you decide to do, and what was the result.
